Irish tenancy document tools: ID PDFs and income copies
Choose the agreed tenancy task: convert requested ID to PDF, combine requested files, shrink an attachment, label a copy or hide unnecessary details. DPC guidance distinguishes agreeing a tenancy from collecting photo ID with every viewing enquiry.
- Watermark tenancy copiesMark the agreed ID copy for the letting agent and property when a tenancy is being agreed.
- Smaller tenancy filesShrink the passport, IRP or payslip scan needed for an agreed tenancy to the letting agent’s attachment ceiling.
- Tenancy ID PDFPut the requested IRP sides on A4, or make a passport identity-page PDF for the letting agent.
- Redact tenancy copiesHide agreed extra numbers in the ID or income copy needed when a tenancy is being agreed.
- Combine PDFsPut requested PDFs and photos into one attachment, free in your browser, without a document upload.
Prepare a copy when a tenancy is being agreed
The Data Protection Commission distinguishes an initial rental enquiry from the stage of entering a tenancy. Its guidance questions collecting photo ID, financial statements and PPSNs from everyone applying to view. Ask why the letting agent needs the attachment at this stage and what evidence is necessary before preparing a copy.
The tasks below are for the eventual tenant's agreed document sharing. A copy does not establish immigration permission, certify an original or make an excessive information request appropriate.
Choose the attachment task
| What the eventual tenant needs | Tool | Before sharing |
|---|---|---|
| IRP sides together, or passport identity page as PDF | Tenancy ID PDF | Only the evidence the agent needs |
| An attachment within the agency’s ceiling | Smaller tenancy files | Required names, dates and income still readable |
| A copy labelled for one agency and property | Tenancy watermark | Recipient, purpose and current date |
| A sharing copy without unnecessary details | Tenancy redaction | Required fields and repeated identifiers checked |
| Several requested documents as one attachment | Combine PDFs | Correct file order, every required page and the recipient’s actual limit |
No national 1 MB or 5 MB tenancy ceiling is established here. Use the letting agent’s actual attachment limit. Conversion, compression, watermarking and redaction handle one document with an optional reverse or one existing PDF. Merge combines separate requested files into one PDF.
Combine PDF files into one requested attachment
Choose Combine PDFs, add 2 to 20 PDF or photo files, arrange the whole-file rows and download. Each file can be up to 25 MB, with a 100 MB total. Keep separate files when the recipient asks for separate upload fields.
Merge includes every input PDF page and keeps existing selectable text. Each photo occupies its own A4 sheet with 12 mm margins. For IRP sides on one sheet, prepare the layout in Tenancy ID PDF first. Opening-password PDFs are refused; signature validation is not preserved, so signed originals stay separate. The last page includes the free tool's credit.
Files stay on your device
Conversion, compression, watermarking and redaction accept JPG, PNG, supported HEIC or PDF up to 25 MB and process only the first ten PDF pages. Their JPG or PDF output contains images, losing selectable text, form fields and digital signatures. Inspect every saved side and page and keep the original separately. Those jobs remove camera metadata. All five tools run in your browser without a document upload or account.

Common questions
Should I send ID to get a rental viewing?
DPC guidance questions collecting photo ID and extensive financial details from all prospective tenants at the initial stage. Ask why it is needed before sharing.
Does a watermarked copy make any request appropriate?
No. A purpose label does not replace a reason to collect the information. Confirm the document, recipient and stage of the tenancy first.
Are all five tools free?
Yes. Conversion, compression, watermarking, redaction and merging run in your browser without an account or document upload.
