Open the requested NRIC or passport copy and add the property agency, tenancy reference and date. Keep the identity details required for the check readable. A purpose label is an optional sharing step, not a replacement for the agent’s original-document and face-to-face checks.

Prepare the records for a residential tenancy check

CEA’s private-residential rental checklist calls for identity-card validity checks for Singapore citizens and permanent residents, and passport/pass details for non-residents. Ask the agent which record is required for your own situation.

Prepare the requested copy for that agency and tenancy. It does not replace the original-document, face-to-face or official validity checks the transaction requires.

How to watermark an accepted NRIC or passport copy

  1. Choose the NRIC photos or Singapore passport scan. Add the back only if the recipient needs it.
  2. Replace the full default text with the organisation and tenancy purpose. The tool adds today’s date automatically.
  3. Set the intensity so the mark crosses the document while every required field stays readable.
  4. Download JPG or PDF and inspect both sides of the saved file before sharing.

For an accepted tenancy copy, a wording example is “Example Homes, tenancy check”. Replace the fictional agency with the actual recipient. The wording records an intended purpose; it does not authorise the organisation to collect the NRIC or guarantee that the mark cannot be removed.

Ask whether a copy is needed first

Before sharing an NRIC copy, ask why it is needed and whether a less detailed alternative is accepted. PDPC’s guidance cautions against excessive collection of information on the card. That does not mean every recipient can accept hidden fields: a required identity check may need the complete details.

A scan is a reference copy. It does not become the interactive Digital IC in Singpass or replace an original where the service requires one.

Automated checks may need an unaltered image. Do not add a mark to such a submission. If the request is unclear, verify the organisation and its stated purpose before preparing the copy.

Visible purpose and hidden fields

A watermark keeps the underlying details visible. If the recipient accepts a copy without an unnecessary identifier, use Hide details for that separate task. Check the NRIC’s repeated number and barcode, or a passport’s machine-readable lines, as well as the obvious printed field.

To reduce the marked attachment, download it and open the result in Compress. To put the NRIC sides on A4, use Photo to PDF.

Choose JPG, PNG, HEIC or PDF up to 25 MB. HEIC depends on browser support; choosing a photo from the iPhone library can provide JPG. Only the first ten pages of an input PDF are used. The output is JPG or an image-based PDF: selectable text, form fields and digital signatures are not preserved. Keep the original when those features matter.

Processing stays in your browser, with no document upload or account. The downloaded copy removes camera metadata and leaves your chosen source unchanged.

Common questions

What should a Singapore tenancy watermark include?

Use the actual property agency, tenancy reference and date. Keep required identity details readable. The optional label does not replace original-document or official validity checks.

Should I watermark every NRIC copy?

Only when the organisation accepts a marked copy and needs the copy in the first place. Some services require an original or their own verification process.

Does watermarking prevent NRIC misuse?

It can make the recipient and purpose apparent and discourage reuse. It cannot guarantee protection or make an unnecessary collection request appropriate.

Can I watermark a PDF without uploading it?

Yes. The browser processes the file on your device. The PDF output contains images; digital signatures, fields and selectable text are not retained.

Is a tenancy watermark an official NRIC stamp?

No. It is your visible recipient-and-purpose label on an accepted copy. It does not authenticate the NRIC, authorise its collection or password-protect the PDF.
